Values for homes, whether oceanfront or within gated-communities, have done a good job holding their own in the current residential market. However, in the current economic climate, there are also values within the housing market in Ponte Vedra Beach. While the physical environment, the swaying palms along A1A and the beautiful beaches on the shores of the Atlantic Ocean, draw many home buyers to the area, it is its excellent St. Johns County Public School System that bring many to call Ponte Vedra Beach home. The public school system continually ranks among the top in the State of Florida. In 2006, every public school located in Ponte Vedra received an “A.” In addition to public schools offering education for students from kindergarten - 12th grade, the St. Johns River Community College located in Ponte Vedra on Palm Valley Road offers a two-year associates degree. Private schools also available in the area include Accotink Academy by the Sea and New Beginnings Preschool at Christ Episcopal Church for younger pupils, along with the Bolles School for elementary age students. Golf and Recreational Fun Abound

For the amateur or professional golfer, you can't beat Ponte Vedra. The ATP Tour, PGA Tour, and The Player's take place at the Tournament Players Club at Sawgrass Village. Several area neighborhoods known for golf include Sawgrass, which offers gated communities on the east and west sides of State Highway A1A, Marsh Landing, located in southwest Ponte Vedra, and The Plantation, located in south Ponte Vedra. The Ponte Vedra Beach Condo market has seen sales activity slow recently, but that doesn't mean there aren't a lot of condo opportunities along the coast.

Several new condo developments are available for move-in, along with other condos that have been converted from apartments.

Along Ponte Vedra Beach Boulevard, located along the coastline of the Atlantic Ocean, condos in The Breakers and in Sawgrass offer some magnificent oceanfront views. Also, it's important to note that the local community and government in Ponte Vedra Beach have developed growth management policies in place to help prevent overdevelopment and ensure this beach community will maintain the quality of life that residents have enjoyed for many years.

Oceanfront and Luxury Condominiums in Ponte Vedra Beach

The most popular oceanfront condos in Ponte Vedra Beach are located inside Sawgrass Beach Club, along Ponte Vedra Beach Boulevard and at Serenata Beach. The Breakers and Whitehall, located on the boulevard, are intimate buildings that provide some spectacular views of the ocean - while the areas inside Sawgrass Beach Club, Spinnakers Reach and the Hallmark condominiums provide residents easy access to some of the best golf courses in Ponte Vedra. Across the street from the ocean, located next to The Lodge and the Ponte Vedra Inn & Club, The Carlyle Condos offer more luxury, upscale condo living.

Serenata Beach Condos, located on the ocean side, and Ocean Grande Condos, located alongside State Highway A1A, are the two newest condo developments in the area. The Beach Club at Serenata is one of the best clubs Ponte Vedra Beach has to offer. And although the Ocean Grande isn't on the beach, it does feature a pedestrian tunnel to allow residents to under A1A to the beach. Ocean Grande offers some beautiful views of the marsh preserves along the Intracoastal Waterway and its tributaries.

Also located on A1A are condominium developments including Belleza, Bermuda Bay, The Colony, Cranes Lake, The Fountains, Fairfield, Grand Cay Villas, Summerhouse, Ocean Grove, and Ocean Links. Some of these were apartment conversions and many some of the most affordable properties in Ponte Vedra Beach.

Two other recent condo projects are The Beach House and Portofino. The Beach House is south of Ocean Grande and the Portofino is located near the intersection of A1A and Micklers. Each was built to cater to the luxury home buyer. Also, the beautiful 26-unit Meditierra condo development is located on Mickler as well. This area on the south side of Ponte Vedra Beach is very secluded - harkening back to the quiet living so prevalent in Florida before much of the growth and development began here.
