Jacksonville Beaches Real Estate

Single family homes located in Atlantic Beach, Neptune Beach and Jacksonville Beach are still selling well, regardless of the current market. Prices range in the mid-$200,000 range for single-family homes away from the ocean and Intercoastal Waterway, to highs of $1 million or more for homes near the water.

Breezy sunny days melt into hot, steamy nights in northeast Florida along this coastline, dotted with resorts and stretching through the naval powerhouse and quaint fishing village of Mayport to trendy Atlantic Beach, the mostly residential Neptune Beach, and into Jacksonville Beach - a great combination of beaches community, a central business district near the beach, and a major vacation destination for tourists.

Jacksonville Beach

The most expansive of the beaches is Jacksonville Beach, offering an array of activities for young adults and families alike. For an idea of what’s going on during the year, check out Jacksonville Beach's calendar of events. The Sea Walk Pavilion is home to annual events like Springing the Blues in March and other local events, including movie screenings outdoors under the stars during the summer months.

Head north to Neptune and Atlantic Beach, where the neighboring beach towns form a city square complete with popular restaurants, trendy boutiques, casual beach bars and more. The rolling, sandy dunes will call you onto the beach for a day of laying out, playing beach volleyball or a leisurely stroll. When you've had your fill of the surf, head up to the famed Lemon Bar, along the Sea Horse Oceanfront Inn pool for a refreshing Pina Colada or daily beer special. The open-air bar is a locals' favorite for cooling down on a hot day or to start off an even hotter night. For tasty conch fritters with a side of reggae don't miss Sunny Caribbee and for a special night out try Azuréa at the new One Ocean Resort & Spa.

Further north along the coast lays the once sleepy shrimping village of Mayport. Today, Mayport is home to Naval Station Mayport. It is also where visitors find Kathryn Abbey Hanna Park. This best-kept secret is a favorite for dog lovers, which are welcome along the white, sandy beaches within Hanna Park. Families will enjoy the many picnic spots and covered pavilions, as well as fishing holes a kids play park. And if you're looking to get back to nature, camping is available a short walk away from the beach. There are also nature trails to explore, and some of Florida's best biking trails are within the park area.

The Jacksonville Beach Condo market offers many opportunities to live near the beach front - and many values for condo buyers. Most of the condominiums constructed prior to 2000 are two- to four-story complexes with fewer units, with most condos located within Jacksonville Beach.

With the completion of the Seawalk Pavilion, a new pier and the redevelopment of the central business district in the late 1990s, a resurgence of condo development took place around the year 2000 and continued until the market downturn in 2006. During this time, many new luxurious high-rise Jacksonville Beach condos were constructed - many sold to investors and residents during the pre-construction phase.

Jacksonville Beach residents became concerned with the overbuilding of high-rise condos along the beaches and the impact on the area’s quality of life. This spurred the creation of Beaches Watch, a non-profit beaches advocacy group, which lobbied to put a height referendum on the ballot in 2004. As a result, all new condo construction can only be 35 feet in height.

Despite the height restriction in Jacksonville Beach, which is similar to height restrictions in all the Jacksonville beaches cities, redevelopment continues in the area. Check out all of the condo buildings on the beaches and the price ranges for units at each development.

Beaches Schools

Public schools at the beaches, which are part of the Duval County Public Schools/FCAT System include Jacksonville Beach Elementary, a magnet school dedicated to the Gifted and Academically Talented, along with San Pablo Elementary and Seabreeze Elementary, and Fletcher Middle School and Fletcher High School, both located on A1A.
